Follow one parcel through the Playbook.
These are the actual Playbook screens, shown with a fictional sample parcel so you can see how the research comes together before deciding anything.

How to read this
What you are looking at
Pick each tab in order. The sample parcel moves from the auction list into screening, then into the evidence log, then into the deal calculations. Notice that the maximum bid stays hidden while evidence is incomplete — the tools are designed to keep you honest.
The walkthrough
Five real screens, one fictional parcel
Actual Playbook screens · fictional Cedar County sample · illustrative only. No real property, customer data or verified county rules. Not an investment recommendation.

Completed exercise
Complete the worksheet, then write the decision
Fictional Cedar County · parcel DEMO-002. A completed teaching exercise, not verified county rules, a real property or an investment outcome. The arithmetic below uses the same conservative-ceiling function as the paid app.
- 1. Research record: In a real project, attach the official sale notice, parcel map, recorded access/title evidence, dated condition review and valuation evidence. Here those are teaching placeholders, not invented official links or facts.
- 2. Screening exercise: Assume all ten checks have been answered for this fictional exercise. In real research, a missing answer remains unknown and keeps the decision provisional.
- 3. Evidence and assumptions: Assume an after-repair value of $180,000 and repairs of $25,000. These are fictional estimates, not comparable sales or a contractor quote. Use the app’s default 50% ARV factor; it is a conservative modeling assumption, not a promised margin.
| Premiums, fees and auction costs | $2,000 |
|---|---|
| Subsequent taxes and assessments | $1,500 |
| Legal and title expenses | $4,000 |
| Holding costs | $4,500 |
| Cost of selling | $12,000 |
| Contingency | $5,000 |
| Other costs total | $29,000 |
$180,000 × 50% − $25,000 − $29,000 = $36,000
4. Written exercise decision: The fictional opening bid of $35,000 is below the modeled $36,000 ceiling. Record “continue investigating”; do not treat the arithmetic as permission to bid. Real official sources and every risk still need verification. An opening bid above the ceiling, unresolved access or title, or unknown costs is a reason to stop.
5. Exit plan: This model assumes repair and resale, with holding and selling costs explicitly included. Recheck the assumptions before any actual decision. No sale, profit, title clearance or successful investment is claimed.
